Is this a full architectural service?
No — Site Unseen is a standalone feasibility study. It gives you early-stage insight into layout, planning, and cost, without committing to full design work. If you'd like to continue working with us after the report, we’re happy to discuss the next stage.
Will I need a survey?
No formal survey is required for the Essential report, but we do need estate agent plans or similar as a starting point for layout review. The Enhanced version includes a Matterport survey and Home Energy Upgrade Plan, delivered in partnership with Ecofurb.
How long does it take?
Turnaround is typically: – Essential: 1–2 weeks – Enhanced: 2–3 weeks (from receipt of payment and materials). Let us know if you have a deadline and we’ll do our best to accommodate it.
Can I share the report with agents or builders?
Yes. The report is designed to be visual, clear and collaborative — ideal for sharing with contractors, agents, or family members.
Can I upgrade from Essential to Enhanced later?
Yes — though it’s usually more cost-effective to commission the Enhanced version from the outset, particularly if you know you’ll need visualisation or retrofit advice.
Does this include planning applications?
No — but the report highlights planning constraints, opportunities and permissions likely to be required. If you wish to pursue a project further, we can assist with applications as part of a follow-on service.
How accurate are the cost estimates?
All costs are indicative — based on recent comparable projects and current market conditions. They’re there to help you gauge feasibility and prioritise, not as fixed construction quotes.
What if my home is listed or in a conservation area?
We take planning designations into account. If your home is listed or within a conservation area, we’ll review local policy and precedent, and reflect that in the feasibility guidance.
What is a Matterport Survey and why do I want one?
A Matterport survey is a 3D digital scan of your home, creating a walkable virtual model. It allows for accurate referencing and easy communication between consultants — particularly valuable if you plan to share the report with collaborators, agents, or remote decision-makers.
Can I add the Home Energy Upgrade Plan to the Essential report?
Yes — you can include it as an optional add-on. This includes the Matterport survey and Ecofurb’s retrofit plan, even if you don’t choose the full Enhanced package. Let us know during commissioning, and we’ll build it into your Essential scope.
